If you anticipate arriving after 8:00 PM, please contact us in advance to make arrangements. Early check-in and late check-out may be available upon request, subject to availability.

We understand that plans can change. Our cancellation policy is designed to be fair to both our guests and our small business.

• Cancellations made 72 hours or more before arrival: Full refund
• Cancellations made within 72 hours of arrival: One night's charge applies
• No-shows: Full reservation amount charged

Special event weekends (such as King Biscuit Blues Festival) may have different cancellation requirements. These will be communicated at the time of booking.

A valid credit card is required to secure your reservation. We accept all major credit cards including Visa, Mastercard, American Express, and Discover.

Full payment is processed upon check-out unless otherwise arranged. A credit card authorization may be placed at check-in for incidentals.

We welcome well-behaved dogs in our Helena Phillips room, which features a private deck perfect for your furry companion.

• Pet fee: $25 per night
• Maximum of 2 dogs per room
• Dogs must be leashed when on common grounds
• Please clean up after your pet on our property
• Pets should not be left unattended in the room

Please notify us when booking if you plan to bring a pet so we can ensure the Helena Phillips room is available for your dates.

The Edwardian Inn is a smoke-free property. Smoking (including e-cigarettes and vaping) is not permitted inside the inn or on covered porches.

Designated outdoor smoking areas are available on the grounds. A cleaning fee of $250 will be charged if evidence of smoking is found in guest rooms.

Children of all ages are welcome at The Edwardian Inn. We recommend our larger suites for families traveling with children.

Please note that our historic home has antiques and period furnishings. We ask that children be supervised at all times in common areas.

Maximum occupancy varies by room. Please check individual room descriptions or contact us if you have questions about accommodating your group.

A complimentary hot breakfast is served each morning in our dining room, typically between 8:00 AM and 9:30 AM.

We're happy to accommodate dietary restrictions with advance notice. Please let us know about any allergies or preferences when you book or at check-in.
